What is cut edge corrosion?
It appears where factory-coated metal sheets have exposed cut edges, commonly at laps and eaves. Moisture reaches those edges, and the damage can spread back beneath the surrounding coating.

Do not overlook the gutters
A roof refurbishment should account for where the rainwater goes. We assess metal box gutters alongside the sheets and rooflights, and install liquid or Plygene gutter-lining systems where suitable.
Find out how far the damage goes
Cut edge corrosion starts at exposed sheet edges, but the visible rust may not tell the whole story. We look at the surrounding coating, sheet condition and previous repairs before recommending treatment.
Depending on the condition, the work may involve treating individual edges or coating a wider area of roof. If sections are too deteriorated to coat, we will explain the repairs needed first.
Signs to have checked
These are common reasons to arrange an inspection. Existing photographs are useful, but do not access the roof to take new ones.
- Corrosion at sheet edges or laps. Exposed edges may need treatment before deterioration spreads further under the coating.
- Water entry or recurring leaks. The source may be some distance from the damp patch inside the building.
- Deteriorated fixings or details. Loose or deteriorating roof details need attention as part of the wider repair.
- Peeling, staining or damaged coating. The condition of the surrounding finish helps determine how much treatment is needed.

Questions about metal-roof treatment
Can a coating avoid full roof replacement?
Yes, where the condition of the existing roof allows it. A survey establishes whether repair and coating are appropriate, or whether some areas need more extensive work.
What types of metal roof do you work on?
We work on profiled metal roofs on commercial buildings, including their cut edges, rooflights and box gutters. Tell us the roof type if you know it; if not, existing photographs or reports will help us start the conversation.
Do you work on asbestos-cement roofs?
Heritage may consider coating and encapsulation for a suitable asbestos-cement roof as part of a commercial refurbishment enquiry, but does not offer asbestos removal. Where removal is the right route, we can facilitate it.
How is the price worked out?
The roof area is only part of it. Condition, access and the extent of preparation and repairs all affect the cost. We inspect the roof before providing a quotation for the recommended work.
How long will the coating last?
Any meaningful term depends on the exact roof, the specification, the preparation and the supporting system documentation. We will not put a blanket lifespan on every project.
